Section 20 – New Intercom System 



A Section 20 consultation is a legal requirement under the Landlord and Tenant Act 1985 which ensures leaseholders are informed of suggested major works by their management agent or landlord costing over an amount set.


The aim of using this procedure is to facilitate transparency and enable residents to contribute or raise objections about the works proposed. There is an ongoing consultation exercise about the upgrading of the new door entry intercom system in the estate.


Residents are encouraged to participate in this consultation, as it allows them to make comments on the proposed changes and their costs.

As of the date of this publication, March 2025, Myatts Field North residents, the Residents Board and the Housing Consortium partners are negotiating the concerns and cost to the leaseholders within the estate.


The estimated costs of the works have been disputed for a while now, subscription fee, breakdown and servicing fee, and the cost of updating and upgrading the system during the contract period. These are some of the issues which are being taken into account in the installed intercom system for Myatts Field North.


Although the new door entry IPGUARD schemes are already installed, the consultation continues. Residents and leaseholders are encouraged to join the panel meets on the last Wednesday of the month, 6.30 pm on Zoom and, all Regenter  Myatts Field North residents are encouraged to join the group for updates.


The Residents’ Panel has been set up to support residents in monitoring the day-to-day management of the estate, contact Sam.Mason@pinnaclegroup.co.uk for the Residents’ Panel Zoom meeting link the estate, ask questions of staff from Pinnacle, Rydon and Eon and improve service delivery.
